Accurate Building Inspection
Services, Inc. has performed thousands of building and mold related assessments
over the years. This field experience combined with the technical training I continue
to received in order to meet the Continuing Education requirements as a CIE (Certified
Indoor Environmentalist) with the ACAC (American Indoor Air Quality)
as well as the state of Florida requirements along with active participation in
the IAQA (Indoor Air Quality Association) annual seminars and the AIEH (Accredited
Indoor Environmental Hygienist) accreditation, is substantial.
Additional training also includes meeting the requirements of FABI (Florida Association
of Building Inspectors) as an RPI (Registered Professional Inspector)
as well as the NAHI (National Association of Home Inspectors) CRI (Certified
Real Estate Inspector) designations with over 30 additional educational
credit hours per year.
I have held the Chief Maintenance Building Engineers position at Apartment
Buildings and Condominiums in Florida and New York and have served as a consultant
to numerous Condominium Boards, Commercial Property and Facility owners regarding
Environmental and Mold issues, facility maintenance projects, and have performed
thousands of Commercial, Residential, ASTM E2018-01 PCA inspections and Environmental
Assessments for Insurance Companies, Mortgage Companies, Lending Institutions, Attorneys,
Individuals and Corporate property owners, as well as the United States Government
(US NAVY) at the Key West Naval Air Station facilities after Hurricane Katrina.
Additional industry related involvements include an Adjunct Instructors position
at Miami Dade College teaching Mold Remediation as well as peer review for the ANSI
IICRC S-520-2008 (Standard & Reference Guide for Professional Remediation)
which all contribute to my ability to provide reliable and thorough investigations,
assessment reports, remediation protocols and or quality control assistance for
both large or small environmental projects.

Counter TSI Model# 9306 V – Calibrated to ISO Count Efficiency, Cutpoint
Calibration, Zero Count and Flow Rate (L/MIN) requirements as well as Calibration
certification for a Model 700031 Humidity & Temperature probe.

Infrared Thermography
Camera -Infrared Solutions IR 100 with a 20mm Proprietary Lens facilitating
the 8-14 micrometer wavelength range

Moisture Meter-
GE Protimeter Surveymaster with a rapid Non-invasive range of 0-99.9 relative moisture
reading, and a pin-moisture range of 7%- 99.9% WME (Wood Moisture Equivalent)

Psychrometer
- Extech RH 405 with a humidity capacitance sensor, and can measure Dew Point, Wet
Bulb, Air Temperature, Surface Temperature and Humidity, with an adjustable emissivity
of 0.3 to 0.99.

Differential Pressure
Manometer - Extech HD 700 Low range (0 to 2psi), High Resolution (0.001psi)
Gauge/Differential Pressure meter.

Testo Model: 318-V Visual/Color Inspection Boro-Scope with Video Output.

Multiple Portable
Bio-Pumps- Zefon ZBP-100 Portable battery powered sampling pumps designed
with a±5% accuracy for non-electric applications.

Electric Sampling
Pump- Rietschle Thomas model 915CA 115V Diaphram area sampling pump with
an ARO locking control valve, Zefon 1-20LPM non-adjustable Rotometer, and a Zefon
ZA0047 Bio-Pump Filter.

to the manufactures specifications.

MOLD INSPECTIONS INCLUDE:
|
BASIC MOLD INSPECTION:
This service includes a visual inspection with the use of detection equipment. No
laboratory samples are collected. (This service is included in our REAL ESTATE SALE
inspections, at NO additional cost)
ADVANCED MOLD INSPECTION:
This service includes a visual inspection employing detection equipment, documentation
of the issues along with the necessary laboratory samples to confirm mold amplification
and an extremely detailed report outlining the conditions present, recommendations
for the remediation required and both Infrared images and Digital photographs.
PRV (Post Remediation
Verification) This is also known as Clearance testing. This involves testing
to confirm that the mold removal (Remediation) has been done properly and that re-occupying
the building or home is safe.
QA / PROJECT MANAGEMENT:
This Quality Assurance service is available for large projects where a “third
party” Project Management is desired for the overview of a Remediation Contractor,
with written Progress Reports.

REAL ESTATE INSPECTIONS
This service is for BUYERS
who wish to get an accurate and thorough inspection of the home they are considering
purchasing. Inspections average approximately 2 ½ to 3 ½ hours depending on the
size of the home and will include a full written report. Inspections include:

An inspection service gaining
popularity, which allows the seller to gain good information on the conditions of
the entire home prior to placing it on the market. All of the items listed above
are included with this inspection service, including the Basic Mold Inspection &
Infrared Camera.

INSPECTIONS
This inspection will allow
the home owner to get a “LIST OF ISSUES” for the final 1 year Builder
Warranty repairs that need to be corrected prior to the warranty end.

INSPECTIONS
This inspection is required
by INSURANCE COMPANIES and in many cases accepts only Certified Inspectors authorized
to perform such inspections. Reports can be E-mailed directly to the Insurance Company
